""Das ist natürlich eine göttliche Lage für Dortmund”, so heißt es in einem gleichnamigen Film von 2014. Gemeint ist PHOENIX, die neue Stadtlandschaft im Dortmunder Stadtbezirk Hörde als eines der größten Konversionsprojekte in Deutschland. Mit Beginn des neuen Jahrhunderts wurden hier zwei riesige Areale der heimischen Stahlindustrie im Zuge des für Nordrhein-Westfalen und das Ruhrgebiet typischen Strukturwandels einer neuen städtebaulichen und ökonomischen Formatierung zugeführt. Auf PHOENIX West entstand ein hochwertiger Gewerbe- und Technologiestandort zusammen mit Unternehmen der Kultur- und Freizeitwirtschaft. Der auf der östlichen Seite gelegene Teil, das gewaltige Gelände der ehemaligen Hermannshütte, verwandelte sich in eine attraktive Wohn- und Unternehmensadresse mit dem neuen PHOENIX See als Mittelpunkt. Diese Publikation dokumentiert in Text und Bildern Strategie, Governance, Realisierung und vor allem das jetzige Ergebnis dieses Dekadenprojektes. The transformation of two big industrial areas has led to a new urban and park landscape, with PHOENIX West as a technology park and PHOENIX See as an urban development ensemble. On the one hand, the restructuring involved careful demolition, industrial and cultural preservation, new construction, and rescaling, and on the other hand, in the case of PHOENIX See, successfully venturing a conversion in close cooperation with many major and minor private investors. The old industrial ensemble has now almost disappeared—in favor of a new district centered on a lake, with representative addresses and a revitalized center, offering workplaces and residences by the water.
